My chief concern in the case-study is that the agent may well be working outside her geographical area of expertise. An owner is not paying $6000 to sell her home "in a week or less". She is paying for the agent's expertise in a given area/arena, not necessarily just geographical.
Is the agent a strong negotiator? Does the agent have better than average "people skills" ? Does the agent have a better than average working knowledge of the types of homes in the owner's specific location? eg... age of homes in the neighborhood, types of construction, history of the builder, lay of the land, whether or not the wind blows the odor of the mushroom farm from 2 miles down the road, or the fragrance of the asbestos plant 1.5 miles in the opposite direction? how often the commuter train goes by? how far is the nearest school? are the children bussed, even though there is a school across the street? what are the demographics of the community where the subject property is actually located?
Even though the agent is new to the business, has she lived in the area for a long time? providing her with some "inside" information, historically speaking. Being a newer agent, does she have access to superior help inside her brokerage office?
. . . Just some thoughts from an agent who has successfully farmed for twenty years, moving residents of one pocket into another time and time again. Someone recently said "Experience Isn't Expensive --- It's PRICELESS! --- the ultimate controlling factor to be taken into consideration, regardless of the human element relationship, and it has nothing to do with age or length of term in the business, per se.
