While I can understand the frustration that Jack might have unnecessarily caused in this purely hypothetical situation, the fact of the matter is that he and his sellers acted well within their legal rights. The only thing Jack ought to be apologetic for is prematurely implying to the seller's agent that a deal had been made. A good lesson can be learned by buyer and seller alike in this situation: never assume anything until the dotted line has been signed.
