Just because my firm represents sellers does not mean in any way that I am not representing my buyers to the fullest extent. I think that it is a misrepresentation of this industry to assume that an agents first responsibility is to sell in-house listings. When I am representing my seller I am marketing their property to every real estate broker in the area. I don't care who sells it and neither do my clients. We only care that it get's sold and the details are taken care of with ethics and dilegence. In turn, When I am representing my buyer my goal is to get them the best house for the best price and terms. I don't care who has it listed. I just care that the transaction is in the best interest of my client and is handled with dilegence and ethics. I do not believe in dual agency where one agent claims to be able to represent both parties at the same time, but I most certainly can represent buyer's and seller's alike. There are broker's in this area that allow their agent's to use "exlusive" as well as "nonexclusive" buyer agency forms. These brokerage's serve seller's as well. I am a little confused by those of you who claim a true "exclusive" buyers agent cannot work for a broker who represents seller's too. Can someone please explain.
