Hi! I see that representation is very different in each state. You asked what my companies policy is when I am showing in house listings. It is simple, If I am not the listing agent then I represent the buyer and I sign a form to that effect. My Broker may in turn end up a dual agent, but I, myself, am not. We have a state form that enables us to disclose who we as the "subagent" actually represent. If I am working with a buyer and that buyer decides to purchase a home that I have listed then I must, by law, inform the buyer that in this particular case I represent the seller. If the buyer does not feel comfortable with that, I offer to refer them to a buyer's agent who will negotiate in their best iterest. As far as I know, there are no brokerages in this area that actually represent buyers only. However, the industry is making so many changes that I won't be surprised if one pops up.
