In response to objection # 1. I certainly know a lot of real estate agents that like to fib. It seems that most agents when faced with taking a listing for a commission lower than hoped for, (6%) in your example, or no listing, will choose to take the listing at a lower fee. Real estate commissions are negotiable by law, and consumers deserve to be able to make a choice. For the past several years my company has been offering a fee for service option to consumers. Our service fees were considerably below the 6% fee that most of our competitors charged to list properties on the MLS. Our service was equal or better than that being offered by most real estate companies. Unfortunately for the consumers, paying a higher fee does not necessarily guarantee a higher level of service. Most real estate agents play what I call "commission roulette" which borders on being dishonest to the selling consumer. If you believe in objection #1, then why not suggest to your broker that he/she set a commission rate that is charge by all agents in your office. In this way you are treating all consumers that call your office fairly. Is it fair to charge one seller say 6% another 5% and perhaps another 4%. If this is happening in your office then the consumers are playing commission roulette. That is they are being charged a fee dependent on the agent that happens to answer the phone. Is it the 4% or 6% agent?
