Agency Disclosure, and Other Ticking Time Bombs

Found this article very informative and objective, unlike so many others on the subject that lack reality and truth.
This Agency Issue has definitely unleashed a Pandora's Box of problems on the industry. We practitioners are now exposed to an infinite number of potential liabilities and problems that could have been avoided in the first place. They were, in fact, avoided previously.
One thing I know for certain(after over thirty years of experience)is that there never was a serious, even minor problem with Agency until members of the Industry and/or politicians created one because of a very few, statistically insignificant cases. I never had a problem with agency nor do I know of any others who did before all of this legistlation, regulation, etc.
Now there are so many vested interests in keeping the fires of confusion blazing, e.g., Attorneys, Seminar presenters, Real estate commissions, etc., etc., that it will be increasingly more difficult to find a sensible solution to these issues and their related problems.
Unfortunately, honest consumers are no more enlightened nor protected than before nor are they served better by being confused. The same is true of agents who are now more vulnerable to the dishonest consumers and attorneys looking to use the legal lottery system to extort money from them.
