These are condo numbers. What you are seeing is the foreclosures and short sales being grabbed up really quickly. However, the banks and developers are getting smart (if you can say that). We are seeing both holding to their prices, attempt to start "bidding wars" and in some cases require a 45 day waiting period. This "forces" buyers to submit their "highest and best" offer sooner. This cuts down on the time it takes to negotiate a contract and is bringing prices up...slowly but surely. It is still a great time to buy in Orange Beach and Gulf Shores.
