As of May 1st, there are 261 Active Residential Listings in Fountain Hills which is virtually the same as last month. Of that total - there are only 174 are single family homes. There are 13 Lender Owned, single family homes on the market and 8 Active Short Sales. That also is about the same as last month and is only 8% of our single family homes in Fountain Hills that are in the distressed category. There are 69 single-family homes that are in Pending Status (under contract) and 53 that have closed within the last 30 days!! The average number of days on the market were 108 and the average price of those Pending Sales is $475,140 (single family). The sellers are got an average of 97% of their list price for a traditional sale. While the Short Sales and Foreclosures averaged 100%. The average closed sales price is $375,585 (single family). We've had 41 new single family home listings, so the demand seems to be greater than the supply right now. We are also having a tough time with some of the appraisals. I think it will take a while for the appraisals to catch up with the market, so right now, we are seeing some homes that aren't appraising for the purchase price and some buyers that have been willing to pay above the appraised value because there is nothing else out there.
