We are at the bottom of the Market in Gilbert! There are 1611 active listings for residential homes in Gilbert with 369 (22%) homes sold for an average price of $212,282 as compared to $218,536 last month. Homes were selling in an average of 90 days in September and are now selling in 81 days in Octover. "Based on information from the Arizona Regional Multiple Listing Service for the period 9/1/2009 through 10/22/2009." Home sales were evenly split between homes that were in Pre-foreclosure, lender owned and normal sales.

More homes are selling and those homes that are priced below market have multiple offers. We have hit the bottom of the market so if you have a good credit score and an available down payment (3.5% of purchase price) with a secure job, you don't want to miss the best opportunity to buy a home. The housing recovery plan allows a true $8000 tax credit for first time home buyers (those that have not owned a home in the last 3 years) that does not need to be paid back. This $8000 credit incentive ends on November 30 unless congress extends it which is currently being debated.

If you have been thinking of selling your home, now may be a good time to do so because additional buyers will be in the market and there are less homes on the market right now than in the previous 6 months.

For the entire Phoenix metro area according to the Arizona Regional Multiple Listing Service, the total number of residential homes for sale is 38,448 which is down from 41,000 last month. There were 7049 homes sold in Maricopa county in the last month. Average Phoenix area home sales price is $174,722 which is down slightly from the previous month of $175,719. Sellers are getting 97.7% of their listed price on average. "Based on information from the Arizona Regional Multiple Listing Service for the period 9/1/2009 through 9/30/2009".

Location Characteristics: Gilbert is now a community of 217,109 that was mostly cottonfields and horse farms just 15 to 20 years ago. It was also named the 5th fastest growing municipality in 2007. During 2005-2006 it added 13,860 people. Now a bustling community with many new subdivisions and shopping resources. It is a great "family" area with many children's sports activities and great parks and schools. New Upscale shopping center, San Tan Marketplace, is now built in the 85297 zip code which opened in October 2007.
