The average price of a home in Gilbert in July was $270,000 which equals $120 per square foot; 33% below the peak of $180 reached in March 2006. Prices have been dropping steadily since then. However, the volume of sales for July (354) was up by 124% from January (mostly seasonal) and 33% higher than July 07. This indicates that prices have reached a level of affordability where buyers have decided they don't need to wait any longer. It appears that we may be seeing the bottom of the market within the next few months.

Location Characteristics: Gilbert is in the southeast part of the Phoenix metro area. A former farming community, it has grown tremendously over the last twenty years, so the majority of the homes are relatively new. An average sized home in Gilbert is just over 2000 square feet.
