If you or someone you know is thinking of investing in real estate, or purchasing a new or second home for themselves here in Marana, this is a great time to do it. Interest rates on conventional fixed-rate mortgages are nearing a historic low, and may go even lower later this year.

If you need to sell your home, and I repeat, NEED TO SELL your home; marketing it at its current market value based on sold comparable sales is imperative. At the end of the day, the lender's appraiser will be the one who will determine the value of your home. If you are upside down on your loan and you MUST sell, call us and let us discuss some of the options you may have.
With home prices declining, you might want to think about appealing your current tax appraisal. The following information is taken from the Pima County Tax Assessor's website:

Each property owner should receive a "Notice of Valuation" (commercial/vacant land/etc.), "Residential Notice of Value" between January 1 and March 1for the next tax year. This notice contains the amount of the Full Cash Value, Limited Property Value, and Legal Class. When you receive your "Notice of Valuation", read it for instructions regarding deadlines and filing procedures; if they are not clear, call the Pima County Assessor's office at (520) 740-8630 for more information. If you choose to appeal either the Full Cash Value or classification of their property, you need to file a petition (DOR82130 or DOR82130R) with the County Assessor, or you may appeal directly to Tax Court. Follow all instructions carefully. A missed deadline will result in an appeal being rejected without further appeal rights.

If you decide to file, you must include the full cash value for at least one comparable property within the same geographic area as your property, or the sale of the property in question. Call us and we will get that information for you.

If you are a senior (over the age of 65) you may be able to freeze your real-estate tax bill. There is an income limitation. You can get the needed forms and information by calling the Pima County Assessors Office at (520) 243-7500.

Location Characteristics: Northwestern Tucson is a fast growing area that includes many areas of Tuscon together with the surrounding communities that include Marana, Oro Valley, and Master-Planned subdivisions -- Arvra Valley, Continental Ranch, Continental Reserve, Dove Mountain, Gladden Farms,La Cholla Air Park, Oro Valley, Vistoso Ranch, to name but a few.

Everyone knows that the weather in and around northwest Tucson is hot. But how hot does it really get? Sometimes 110 and higher. According to the National Weather Service there has been an average of only 46 days each year over the last 30 years that had highs of over 100 degrees. When it does get that hot, it is HOT! Yet the good news is that we get 135 days each year that average 75 degrees and 350 days of sunshine. When you live here you have little need for an umbrella and a lot of need for sun block.

There are three main reasons people are attracted to Tucson: The Climate. The quality of life. Job opportunities.

Tucson is the only city in the country to host 3 professional Major League Baseball teams for Spring Training: The Arizona Diamondbacks. Chicago White Sox. Colorado Rockies. The Rockies have trained at Hi Corbett Field since 1994.

Tucson Electric Park was built in 1997-1998. It is the new home of the Arizona Diamondbacks and the Chicago White Sox.

Tucson is home to Sabino Canyon--the largest canyon in the Santa Catalina foothills and a facorate recreation spot for nature lovers.

The Tucson Open is the 9th oldest tournament of the PGA and has been a stop on the tour for the past 62 consecutive years.

Saguaro National Monument is Tucson's number 1 tourest attraction. It has the world's larest concentration of stately saguaro cactus, covering almost 80,000 acres, on the west and east ends of Tucson.

Kitt Peak National Observatory houses the world's largest collection of ground-based optical telescopes.

Old Tucson Studios, known as "Hollywood in the Desert" is a Western Theme Park and Movie set that has been a favorite production localtion for more than 300 motion pictures. The original studio set was built for the movie "ARIZONA" that featured Jean Arthur and a very young William Holden. It was a favorite location for John Wayne, where he filmed many movies including Rio Lobo with Ricky Nelson, Dean Martin and Angie Dickenson. Feature actors Kurt Russel, Clint Eastwood, Steve Martin and actresses Elizabeth Taylor, Kim Darby, and Susan Hayward to name just a few, have also filmed here in Tucson.

Mission San Xavier del Bac -- "The White Dove of the Desert," was founded in 1692 by Jesuit Missionaries for the Tohono O'odham indians. Conisder the finest example of Mission Architecture in the U.S., it still has an active parish.

Fiesta de los Vaqueros -- Tucson Rodeo, is the largest mid-winter rodeo and boasts the largest non-mechanized parade in the world.

Mount Lemmon, with an altitude of 8,250 feet offers some great winter skiing as well as outdoor beauty all year long.

Pima Air & Space Museum boasts one of the largest collections of historic aircraft, displaying more than 200, including a full-size relica of the 1902 Wright Brothers' flyer.

Titan Missile Museum - the world's only ballistic missile museum showcases the Titan II silo and is a National Historic Landmark.

Colossal Cave, probably the world's largest dry cave is filled with prehistoric rock formations and natural caverns, all indicating that Arizona was once deep under the ocean.

Tucson Symphony Orchestra is the oldest existing symphony in the Southwest. Each season it provides music lovers with the best in classics, pops and chamber concerts.

University of Arizona is a world class agricultural and medical research center. Its teaching hospital often leads the nation in cutting edge techniques.

Davis Monthan Air Force Base is located in the heart of Tucson. It has the largest concentration of A-10's (Wart Hogs) squadrons. It houses a world renowned aircraft training, storage and maintenance facility for the Air Force. It is scheduled to become home for the newest F22 squadrons.
