The market is correcting! The current inventory consist of active listings of just over 15,000 units. A year ago, we had inventory closer to 38,000! So, with the current market under a two month supply, and in the price range of $150 or less, it is less than a month supply, you have to act fast if you are a buyer in today's market. Prices haven't been this good for many years, so if you are a buyer, NOW is the time to buy! If you are a Seller, hold a steady course as the price index is heading back. In fact, average price index bottomed at $110k and is now back to $124k!!! With demand at even higher levels than ever before, and inventory scarce, we are seeing prices bounce back. If you are a landlord, rents have been holding firm through all the down turn. In fact, the rental market inventory is less than a month's supply, so we have seen a slight increase in rents.
