This is the best time to be buyer! The prices and mortgage rates are both down and a recovery is expected in the next 18months. As a seller, you still gain in selling your home and buying another one as you gain so much on the buyer side of the transaction! There is even a tax incentive of $6500 to $8000 whether you are a first time buyer or a move up buyer.

Scottsdale is nearing the bottom of the market! There is an abundant inventory of homes. Scottsdale had 316 sales of single family detached homes in February 2010. Homes sold for a average sales price of $200/SF which is the same as the previous month. More than half of the home sales in Scottsdale were normal home sales and did not involve pre-foreclosure or lender owned homes.

We are in the bottom of the market so if you have a good credit score and an available down payment (3.5% of purchase price) with a secure job, you don't want to miss the best opportunity to buy a home. For the entire Phoenix metro area according to the Arizona Regional Multiple Listing Service, the total number of residential homes for sale is 41,954 which is up from last month.
