Tempe's housing market continue to out pace the valley averages. Due to it's location, Arizona State University, and being landlocked, Tempe continues to be a desirable city. Tempe seems to be following it's own trend, and not what the rest of the valley is doing. Current inventory has increased again this month and is at 999 home. The Phoenix metro area and the other east valley cities have seen their current inventory decrease over the last several months.
November's Residential Highlights The East Valley area of Phoenix is still in a downward trend for home prices. The median price is $263,832 for a 2,134 square foot home. Total inventrory is 9,946 active listings. The absorbtion rate is down this month as well, which is typical for this time of year. The East Valley added 497 new listings to the total inventory the week of December 7th and sold off 475 of those listings. Average Days on Market has increased again to an average of 101 days. There have been are positive figures for the last several months, showing that we have possibly hit bottom as closed sales have continued to creep up and have increased every month since Sept. 2007 with the exception of January 2008. An interesting side note is that Expired and Cancelled listings have also declined, showing that the homes on the market are truly the homes that must sale. Current inventory levels are now at a 9 month supply. Now is the time to take advantage of the great buyer opportunities while they are still there! The inventory is great, prices are amazing, and many sellers, including bank owned properties, are willing to provide closing assistance, as well make repairs.
