Although our listing inventory is falling (this is actually a good sign) there are still lots of well priced homes on the market. The main reason for this is that those "sellers" who in the past were just "testing" the market to see if they could get "their" price are not players right now.

The sellers that are on the market have other good reasons for listing their homes right now...job transfer, divorce, illness, job loss, etc. They need to sell in order to get out of their house. Motivation is therefore higher than in previous markets.

There are also foreclosures for sale, in some areas. For the buyer who can handle some cosmetic fix-up, these homes have proven to be great opportunities in this market.

Supply and Demand indicators continue to show residential inventory trending down from a two year high in January '08 to current active homes on the market of 6890.

Listings under contract increased in April, and closed transactions at 882 closings were a mere 10 short of March's 892 according to TAR/MLS.

Here are some other recent numbers that may be of interest...

· 1,345 Pending Sales in April grew 11.34% from March for residential properties. That's still 13.06% down from last year's 1,547
· A total of 1703 New Listings entered the market in April. The number of New listings for residential properties in April was down 14.38% from last month, and 30.23% from a year ago
· 6,890 Active listings is the lowest number since January of 2006. 8,800 from last April, a decrease of 21.78%
· 882 Home units sold in April is close to March's 892, but down 13.10% from last year's 1,015
· Median Sales Price $164,000 for April 2009 is 15.9% down from last April's $195,000 figure. Virtually no change from last month's $165,000.
· Most encouraging is the average days on market number, dropping to 79 days.

The market is continuing to improve, as a seller sees things, so if you are in the market as a buyer, please don't wait too long!
