November sales in Almaden were 12 single family homes. The number of active homes is 91, with pending sales at 15 in the last 30 days. The price range of available homes is from $522,900-$4,988,888. The median price is $1,020,000. The price range of pending sales is $669,888- $1,329,000 (as of 11/30).
While single family homes make up the bulk of the inventory there are 10 active townhomes/condos, 1 pending in the last 30 days and 2 closed in November.
As of November 30, in the Santa Clara County the inventory for active listings of single family homes was 4649 and condo/townhomes is 1605. Totaling 6254 for both. The number of homes and townhome/condos that went into contract over the last 30 days was 1114. Pending sales are running at about 18% of the available inventory. The number of closed sales in November was 774 (599 being homes and 175 being condo/townhomes). Two things can be contributing to these lowered sales figures - the usual slowing of the holiday time and the uncertainty in the economy. Buyers can find some great properties at great prices.

Almaden Expressway helps make the cultural attractions and amenities of the downtown area easily accessible for Almaden residents.
There is an annual art and wine festival held at Lake Almaden. For those that enjoy water sports a number of lakes are close by. Parks are plentiful as well.
