Market Conditions for Avila Beach, California

It is hard to find a home in Avila, as it is such a small and desirable town. There are only about 800 people who live in the town, and right now (Dec 2008), there are only 19 homes on the market...which compared to neighboring towns is nothing. And homes in this town are relatively expensive. The median home price is about $1 million. Nonetheless, prices are down, and you can get better buys there than in the past, although only one of these 19 is a foreclosure/short sale. And if you compare this area to other prime coastal real estate in California, it is still one of the most affordable prestigious areas to buy a home.

Every home will either have a spectacular ocean view or a gorgeous valley/hill view as the entire town is filled with one or the other type of views.

Plus interest rates are in a downward trend, and are currently at an average of 4.75% for a 30 year fixed.

Prices and interest rates are down now, and appreciation will still happen because it's the last relatively affordable place to buy coastal property in California. So...it's a great investment.




Location Characteristics: This is a small, cozy town right on the water. There are boats moored and a quaint, albeit small, storefront along the boardwalk. The weather is temperate with the winters being fairly mild -- rainy in January and February, but warm the rest of the time. The Spring is only occasionally foggy as it doesn't get as much fog as its neighbor Pismo Beach, and the rest of the year is quite warm -- 70s and 80s. Cal Poly is just 10 minutes away, so there are a lot of youth nearby, but there is also a large retired population. The beaches are sandy and beautiful. It's a fabulous place to relocate to, have a second home, or retire!
