November update, there are currently 232 active listings in Blossom Valley ranging in price from $345,000-$875,000. The current median list price is $549,000. There are 50 pending sales in the last 30 days. List price range for pending sales is $369,900-$799,000. There were 55 closed sales in November.

The condo/townhome market has 165 active listings. There are 38 pending sales in the last 30 days and 41 closed in November. Closing sales are remaining strong.

As of November 30, in the Santa Clara County the inventory for active listings of single family homes was 4649 and condo/townhomes is 1605. Totaling 6254 for both. The number of homes and townhome/condos that went into contract over the last 30 days was 1114. Pending sales are running at about 18% of the available inventory. The number of closed sales in November was 774 (599 being homes and 175 being condo/townhomes). Two things can be contributing to these lowered sales figures - the usual slowing of the holiday time and the uncertainty in the economy. Buyers can find some great properties at great prices.
