October/November Sales statistics and current listings for Brentwood, 90049 (SFR-Condo)
A busy month for Brentwood home sales!
SFR (single family residences) There were 13 closed sales of SFR's in October. The median price was $2,450,000. This was UP (+) 8.9% year-over-year. The average SF was 3,287. The average $ per SF=$734.
In November there were 9 homes sold. The median sales price was $1,803,750. As of November 30, there were 11 homes LOOKING FOR BACKUP offers and 10 properties with PENDING status. The average DAYS ON MARKET was 25 DOM.
Currently, there are 142 homes for sale ranging in price from about $908,000 to $65,000,000 for a compound in Mandeville Canyon. The median asking price for SFR's is $2,595,000. The average days on market (DOM) for active listings is 96.
Condominiums/townhouses: In October (2008) there were 17 sales with a median sales price of $565,000. That is DOWN (-) 34.5% year-over-year. In November there were 5 sales with median price of $615,000. The average DAYS ON MARKET (DOM) was 161!
Currently, there are 76 condos/townhouse for sale ranging in price from 295,000 for a 1 Bedroom/1 Bath to $1,875,000 for a Mountaingate townhouse with over 4,000 SF. The median asking price is $844,500.
Fall prognosis: Buyer's Market, no doubt about it!
