The number of active single family homes is 88. The pending sales in the last 30 days are 16 and the number of closed sales in November was 12. The price range for active homes is $456,000-$2,499,999. The median price is $849,000. The listing price range for the pending sales is $495,000-$995,900.

The number of townhomes/condos on the market is 35, with 7 pending in the last 30 days and 5 closed sales in November.

As of November 30, in the Santa Clara County the inventory for active listings of single family homes was 4649 and condo/townhomes is 1605. Totaling 6254 for both. The number of homes and townhome/condos that went into contract over the last 30 days was 1114. Pending sales are running at about 18% of the available inventory. The number of closed sales in November was 774 (599 being homes and 175 being condo/townhomes). Two things can be contributing to these lowered sales figures - the usual slowing for the holiday time and the uncertainty in the economy. Buyers can find some great properties at great prices.
