The following are the November 2008 statistics for both Detached and Attached homes.
1. The median price for all North County home sales - attached and detached - decreased 11.1% in November from October, to $314,950.
A. Detached homes in North County decreased 12.25%, from October to November, from $408,000 to $358,000.
i. Detached home prices OUTSIDE North County decreased 5.8% from October to November from $345,000 to $325,000.
ii. November median single-family detached homes in North San Diego County fell 39.22%, from $589,000 in November 2007. The median price OUTSIDE North County for single-family homes fell 29.35% from the $460,000 a year ago.
iii. The countywide median price of homes sold decreased from $365,000 in October 2008 to $339,500 in November 2008 and was down 35.88% from the November 2007 number.
B. Attached home prices in North County decreased during November by 13.46%, from $208,000 a month earlier to $180,000.
i. Non-North County attached home prices increased one percent in November; from $201,000 to $203,000.
ii. North County attached homes decreased 47.6% from $343,500 a year ago.
C. Median days-on-market for single-family detached homes in North County decreased from 44 to 38 days between October and November. The number of North County single-family homes sold decreased 28.7% last month, from 812 to 579. There was a year-to-year increase of 31.59% from the 440 homes sold in November 2007.
