El Segundo just keeps doing its own thing as inventory and sales remain pretty stable. Sales volume is off partly due to the time of year and partly because of the market. There are 0 new construction homes and 8 new townhomes currently for sale. There are 22 single family homes available. 7 are over the $1m mark.
This is the current inventory as of 10/28/2008:
Townhouse/condos: There are 23 available compared to 23 last month. Prices vary from $264,900 to $859,000. The average CDOM (cumulative days on market) is 91 compared to 102 last month. The median price is $699,999 down from $719,000 last month. The price per sqft is $403 compared to $426 last month.

Single Family Homes: There are 22 compared to 21 last month. The average CDOM is 90 compared to 85 last month. There are 7 homes listed over $1,000,000. Two are new construction. The median home price is $884,000 compared to $949,000 last month. The price per sqft is $502 compared to $515 last month.

El Segundo is seeing lots of changes especially with the number of new construction homes. Compared to other Beach Cities prices on these new homes are a bargain. . El Segundo may be one of the most interesting of the small towns on the Southern California coast. It is probably one of the best kept "secret" places to live in L. A. County. Home prices are still very affordable in El Segundo compared to other towns in the South Bay. You can purchase a very nice home in El Segundo at $850,000-$950,000 on a good sized lot. At $1,500,000-$1,900,000 you can buy a larger new home in some of the best parts of the city. It is one of the few places where you can still purchase a condominium under $650,000. However, prices are going up and I expect to see the condominium market increasing quickly. If you like El Segundo, now is the time to buy! Walking down Main street in El Segundo feels as if you have been transported back to a town in the 1950's. It is quaint and charming with an ice cream parlor, knitting shop and the Main St. Diner. The High School has been featured in many movie and TV shows. It was built in 1927 and is a wonderful example of architecture for the period. It has been recently refurbished to meet new earthquake codes. The school district is excellent and is on the distinguished schools list. People who live in El Segundo appreciate its tree lined streets and wonderful older homes. You will find some of the best examples of Craftsmen and Spanish style homes in the area through out the city. The eastern part of the city has become one of the premier business districts on the Westside. Many large companies have relocated to the Continental Business Park Complex. A new shopping center has just opened at the corner of Rosecrans and Sepulveda featuring a Whole Foods market, Cost Plus World Market and a Best Buy. The area also features some of the finest restaurants in the South Bay. In addition to P.F. Changs, there is a McCormick and Schmic, Cozymels and the newest is Flemings Steak House. El Segundo is also home to the training facilities for the LA Kings.

Approximate Location Boundaries: South of LAX along the Pacific Ocean. It is North of Manhattan Beach and west of the 405 Fwy.

Location Characteristics: El Segundo is a small town that reminds you of a place in the Midwest. While not officially a "Beach" town, as it doesn't have homes on the beach, it is still part of the Beach Cities community.
