The Fallbrook has $800K homes now for $600K and overall San Diego market is showing signs of picking up with buyer activity. The markets have finally adjusted down in prices close to 2003 and seem to be stabilizing in price ranges under $500,000 which are seeing multiple offers coming in. Actually driving the prices over the original asking prices, in some areas of Fallbrook. (This tends to be on Bankowned and Short Sale properties.)
Larger acreage under $500K is harder to find in the heart of Fallbrook since inventory has been bought up in recent months. But it does pop up and we need to move fast when it does.
The regular listed properties are where I am finding a significant savings negotiated off the asking price for our buyer clients. The high end market of $900,000 and up price ranges, are still softening, Probably due to the stricter mortgage guidelines especially on Jumbo loans. Still, a great buy- in and room for further negotiating, to attain a property. .

Location Characteristics: Fallbrook located about twenty minutes from the coastline of Oceanside calls itself "The Avocado Capital of The World" they have a festival that draws about 70,00 people each year. The land is rippled with hills,mesas, ravines and valleys. some of the soil is o rich it looks like Hawaiis "red' soil. Even though only less than thirty minutes to beautiful beaches, traffic conditions permitting down the (76), Fallbrook has huge lot sizes and many custom homes, with two golfcourses and pricing you would never be able to attain right at the beach. Many Equestrian properties, Estates, to charming older and newer middle class, to upscale areas. Fallbrook also has a "downtown" area with a funky type of charm which supports the arts and is very quaint. Looking at homes in Fallbrook, each area has a uniquness and there is a home that I always say, picks you - it speaks to you and you know that is the one, epsecially with this area.
