Althought the number of single family homes sold in Los Gatos dropped from last year, the average sale price actually rose! 282 homes sold in 2008 as compared to 350 in 2007. The increase in average sale price can be attributed to the relatively large number of high end homes selling. 23 of the homes sold in Los Gatos this past year were sold at $3,000,000 or higher, including 3 selling for over $7,000,000. However, 51 homes sold for under a million, including a few selling for under $700,000. Althought the average price doesn't show it,the reality is that after July, most homes have experienced a slight drop in value from earlier in the year. We are seeing more homes selling for under $800,000 which was unheard of in 2006 and 2007. This is a great time for getting a foothold in Los Gatos. Undoubtedly the prices will rise as the economy strengthens. Overall the good schools, geography and small town feel will continue to attract people to Los Gatos and promote home sales.

Location Characteristics: Los Gatos is a historic town of about 32,000 people nestled at the base of the Santa Cruz mountains. The town has a "small town feel" with its quaint downtown of locally owned shops and restaurants. The public schools are highly rated and widely supported by the town. Neighborhoods are diverse and include the downtown area with many old Victorian and Craftsman style homes, lovely well-maintained neighborhoods comprised of 60's and 70's era ranch homes and pockets here and there of newer homes. Los Gatos offers one of the county's largest and most beautiful parks, Vasona county park with its lake, Billy Jones Railroad and Carousel. Los Gatos is also known for beautiful hiking trails. Most single family homes are priced between $800,000 to $2,500,000. Condos and townhomes typically range between $500,000 and $1,200,000.
