. The Monarch Beach market is showing signs of picking up with buyer activity. The markets have finally adjusted down in prices close to 2004 and in lower price ranges, seem to be stabilizing. Price ranges under $600,000 are seeing multiple offers coming in, actually driving the pricing over the original asking prices, in some pockets of areas. (This tends to be on Bankowned and Short Sale properties. )
The regular listed properties are where I am finding a significant savings negotiated off the asking price for our buyer clients..
The $1.1million and up prices are still softening, probably due to the stricter mortgage guidelines especially on Jumbo Loans. Still, a great buy- in to attain a property that has adjusted down to 2004 prices. As a buyers only Real Estate office,one of the only ones between Seal Beach and San Clemente) I show hundreds of properties every year.
The current market inventory is not sitting on the market as long in many areas unless it is a short sale/pre-foreclosure where they average as much as 250 days on the market.
