The Newport Coast real estate market is showing signs of picking up with buyer activity. The markets have finally adjusted down in prices close to 2004. Price ranges in other areas under $600,000 are seeing multiple offers coming in, actually driving the pricing over the original asking prices, in some areas. (This tends to be on Bankowned and Short Sale properties.)

The regular listed properties are where I am finding a significant savings negotiated off the asking price for our buyer clients . The high end market in the $1.1milllion plus range still softening, probably due to the stricter mortgage guidelines especially on Jumbo Loans. Still, a great buy- in and room for further negotiating, to attain a property that has adjusted down to 2004 prices in Newport Coast. I have seen an average of $600K shaved off asking prices there, since the last two years.

Approximate Location Boundaries: Coastal South Orange County between Laguna Beach and Corona Del Mar

Location Characteristics: Newport Coast is located between Laguna Beach to it's South and Corona Del Mar to the North.
One of South Orange Counties "newer" coastal communities featuring condos, townhomes and estate homes.
Pelican Hills Golf course, also located in Newport Coast, features two eighteen hole golf courses with sweeping coastline and Catalina views in the back drop.
The area has the feel of a coastal resort with many amenities such as parks, swim club, tennis and beach.
Also, there are great restaurants and a shopping center at Crystal Cove.

Pelican Hill is gated and offers Estate size homes starting aroung $5mil. in asking price and Crystal Cove, has semi-custom homes starting around the high $3mil. price ranges, with ocean and Catalina views.
Home Owner Association for the detached homes average about $500 per month approx. and it is well worth it for the parks, greenbelts, beach access under PCH for the community and 24 hour gate guard.
Townhomes start around $700,000 and that is w/out an ocean view. To get a townhome w/ an ocean view comes in around $1.1mil or so in asking price. Some of the Townhome communities are gated, some are not.
Newport Coast is easy access to the Toll Road (73) and John Wayne Airport. It's about 40 minutes to LAX.
