In Orange, the median sales prices in December 2011 for a single-family residence was $420,000 in (zip92865), $518,000 in (zip92866), $438,000 in (zip 92867), $231,000 in (zip92868) and $550,000 in (zip92869). This represents a iincrease of 2% in (92865) a increase of 9% in (zip92866) decrease of -9% in (zip92867) a decrease of -33% in (zip92868) a increase of 8% in (zip92869) compared to the same month last year. Keep in mind that monthly statistics can be misleading as they may represent one or more homes. The median price per square foot is $256, $412, $257,$220,and $238 respectively.

Orange County Real Estate Market
The median price for a resale single-family detached home for December 2011 was $449,000. The median price per sq. ft was $260.00. The total of all homes sold in December was 1,621 the change from December 2011. The total of all condos sold was 750. These numbers represent the change from the same month last year.

California Real Estate Market
An estimated 37,734 new and resale houses and condos were sold statewide in the month December. That was up 15.5 percent from 32,669 in November, and up 4.2 percent from 36,215 for December 2010. California sales for the month of December have varied from a low of 25,585 in 2007 to a high of 66,503 in 2003, while the average is 44,603. Data Quick statistics go back to 1988.

The median price paid for a home last month was $246,000, up 0.8 percent from $244,000 in November, and down 3.1 percent from $254,000 for December 2010. The median has decreased on a year over year basis for the last 15 months. Th median's bottom for the current real estate cycle was $221,000 in April 2009 , while the peak was $484,000 in early 2007.

Distressed property sales - the combination of foreclosure resales and "short sales" continue to made up more than half of California's resale market last month. Dataquick statistics go back to 1988 .

As o January 29, 2012, the 30-year fixed 3.98 percent ,15 year fixed 3.24 percent, 1 year adjustable 2.74 percent .
