SALES OF EXISTING HOMES INCREASED 83.2 PERCENT IN NOVEMBER
Home sales increased 83.2 percent in November in California compared with the same period a year ago, while the median price of an existing home fell 41.8 percent, according to the latest housing report from C.A.R. The median price of an existing, single-family detached home in California during November 2008 was $285,680, a 41.8 percent decrease from the revised $490,511 median for November 2007, C.A.R. reported.

December sales dropped lower than November. This could be due to the Holiday Season, and also all the bad press about the automakers needing bail-outs. People tend to sit on the fence and wait and see when negativity is in the air. We are looking for January sales to pick up where November left off.

Foreclosures and "short sales" are accounting for about a third of home sale transactions in Penn Valley. Here, there is an "Average" SOLD Price of $525,632 (reflecting 95.90% of original asking price which takes 150 days on market) The average Median SALE PRICE for SFR was $455,000. There are 53 single family homes (many with acreage) offered for sale in Penn Valley with an "Average" asking price of $611,356. while the current MEDIAN Asking price is $549,000.

The average sold price in LWW was $501,105 (reflecting 95.37% of original asking price which took 138 days on market). Today, there are 113 single family homes offered for sale with an average "asking price" of $572,241 while the current MEDIAN Active price is $425,000. in Lake Wildwood. While the "Average" sold price was higher, the MEDIAN SALE PRICE was $439,000.

Approximate Location Boundaries: Hwy 20 runs through the center of Penn Valley/ The town of Penn Valley is vast for the small population. Nevada City borders the Northern Boundery, while Grass Valley borders the South Boundery and the Southwest border of Penn Valley. To the west of Penn Valley is Smartville, a very small rural town which is often considered the Penn Valley area. On the west side of Penn Valley is another small town called Rough and Ready, which is often considered the Penn Valley area as well. Traveling west about 27 miles on Hwy 20 you will be in Marysville & Yuba City. Auburn is 20 miles, using Hwy 20 East, then turn south on Hwy 49 the remainder, Easily commute to Roseville ... it is a total of 48 miles from Penn Valley; time-wise can take between 45 minutes ~ 60 minutes depending on the traffic hour.

Location Characteristics: This is country living at its best, literally. Tall pines and Magnificient Oaks are the local scene. Wildlife flourishes here, including the Coyotes howling on a hot summer night. A fabulous town park includes a swimming hole and a creek where little ones can wade through ankle deep cool water in the hot summer months. There are dozens of barbecue pits and picnic tables. My Grandkids love all the playground equipment, too. Several baseball fields are available, so multiple games can be going at the same time, plus another area for Soccer.

Penn Valley's population is approxiamately 6,500 while about half are living in the majestic Lake Wildwood gated community. Lake Wildwood orignally started as a vacation area, but now people are choosing to live there year-round to enjoy the huge manmade lake with miles and miles of shoreline. This golf-course community has lots to do with tennis courts, several community swimming pools, waterskiing on your own lake (unless you prefer to canoe). The average lot size is 1/3 acre. Wild turkeys and local deer are local residents, too. Lake Wildwood even has it's own elementary school within the gated community. You feel like you are living in the Mountains, yet you are in a secure gated community.

The original homes of Penn Valley have lots of land... even the mobile home park has a very open country feeling. Many single family homes in downtown Penn Valley have approximately 1-acre, and horses are allowed in town. The more rural residents have from 5 to 20 acres for each home. This is a true horse lovers community. There are two gas stations and several small business shops in the quaint downtown shopping center. The Pleasant Valley area near Lake Wildwood has even more shopping centers to choose from. Grass Valley is just up the road about 9 miles away with plenty of shopping and old-towne charm. Nevada City is adjacent and has dozens of award winning Restaurants while the town is still set in an atmosphere of the 49er days. How appropriate that Hwy 49 should run through this Gorgeous Grass Valley Area.

The Local Characteristics are in the 21st Century with modern conveniences, yet this is an area rich in historic gold rush charm and the Old West hospitality. The fire department hosts the Penn Valley Rodeo every April. Penn Valley began as a stage and freight wagon stop on the route between Sacramento and the northern gold country and silver mines of Nevada. The area remains rural, with cattle ranches and vineyards dotting the landscape. The tiny village of Rough & Ready, seven miles west of Grass Valley, is a state historic landmark that once seceded from the United States. Local folks rebelled against a government-imposed mining tax and on Apr. 7, 1850 voted to form their own constitutional republic. However, The Great Republic of Rough & Ready lasted only until the Fourth of July when Old Glory went up the flagpole and the whole episode became history. But it was not forgotten. Each year on the last Sunday in June, Rough & Ready hosts a unique and fun-filled Secession Day Celebration.

This is God's Country and Nevada County is highly desired when you are relocating. Since 2000, property values had increased dramatically and appreciation had continued through Dec. 2005, because home prices are significantly lower than homes in the SF Bay Area or Southern California. Prices today have dropped like the rest of the Country, and are now back down to 2004 pricing. My daughter moved to Penn Valley in 2000, and I followed her to be close to my grandkids and this fabulous mountain community.
