The San Diego real estate market is showing signs of picking up with buyer activity. The markets have finally adjusted down in prices close to 2004. Price ranges under $500,000 are seeing multiple offers coming in, actually driving the pricing over the original asking prices, in some pockets of areas. (This tends to be on Bankowned and Short Sale properties.)
The regular listed properties are where I am finding a significant savings negotiated off the asking price for our buyer clients, since they do not have the fanfare which attracts multiple offer scenarios like bankowned or short sales..
The high end market of $800K and up is still softening in price a bit, probably due to the stricter mortgage guidelines especially on Jumbo Loans. Still, a great buy- in and room for further negotiating, to attain a property that has adjusted down to 2004 prices. I recently closed an escrow for my buyers on a Downtown SD HiRise unit that use to be $650,000 in 2005, for $224,000! This current market has provided more inventory sitting on the market longer than ever in last couple years past, creating this great buyers market. Now, with all the foreclosure inventory, it is amazing how quickly the lower price range homes are moving quickly.

Location Characteristics: San Diego County is a wonderful location with many areas of unique real estate to choose from. To the South near Mission Bay, Point Loma, Coronado Island, you can find properties on the water and some with boatdocks, similar to Newport Beach in Orange County (but without the high pricepoint of NB). If your looking for oceanfront property, there are choices from Oceanside to Imperial Beach for oceanfront Condos, Townhomes, Estates, or income units. Rancho Santa Fe in North County San Deigo boasts some wonderful large lot sizes and equestrian estates, just 5 minutes from the beautiful beaches of Del Mar. Condos near the coast start around $350,000 for something decent in square footage and detached homes start around $700,000 (Oceanside is an exception where detached homes start around $310,000). Call me for the pricing in these and other areas/criteria. While it's a buyers market with so much inventory starting to move and not be on the market as long, what are you waiting for ?
