The following are the DECEMBER 2009 statistics for both Detached and Attached homes.
December 2009 home prices SHOT UP 10% and sales were way up over December 2008! Inventory levels are still at incredibly LOW levels. It's a seller's market in most areas at $700K or less there are only 3-4 months supply. At $500K or less the levels are less than 2-3 months. A normal market has 5-6 months.
SAN DIEGO COUNTY ACTIVITY The Countywide median price of detached homes sold INCREASED 1.6% from $378,950 in Nov. to $385,000 in December. The number of SFD homes sold in San Diego County INCREASED 26.44% from November 2009 to December 2009. Year-over sales INCREASED 13.21% from December 2008.
DETACHED HOMES North San Diego County SFD median prices DECREASED .06%, from Nov. 2009 to Dec. 2009, from $436,250 to $436,000 and INCREASED 16% yearover from December 2008.
The East San Diego County median SFD home price INCREASED 2.13 % from $305,000 in December 2009 to $311,500 in December 2009, with a 0.95% fall year-over from December 2008.
South County median SFD prices DECREASED 4.51% from $350,000 in December 2009 to $334,225 in December 2009, for a year-over DECREASE of 1.7% from December 2008.
San Diego Metro median SFD price DECREASED 1.82 % from $412,500 from December 2009 to December 2009, and INCREASED 15.06% from December 2008.
ATTACHED HOMES The Countywide median price of attached homes sold DECREASED 4.23% from $224,500 in Nov. to $215,000 in December. The number of SFA homes sold INCREASED 13.48% countywide in December 2009 from November 2009 and INCREASED 8.56% year-over from December 2008.
Year-over SFA median prices INCREASED 7.5% in the county from December 2008.
North San Diego County monthly median SFA home prices during December 2009 DECREASED by 5.45%, from $252,500 to $238,750. North County attached homes INCREASED 13.69% from $180,000 a year ago.
East San Diego County SFA median price INCREASED 8.53% to $145,000 in December 2009 from $133,600 in November 2009, a 2.11% year-over decrease from December 2008.
South County median SFA price DECREASED 8.11% from $185,000 in November 2009 to $170,000 in December 2009, and with a decline of 13.27% yearover decrease from December 2008.
San Diego Metro SFA median price remained at $250,000 since October 2009, but INCREASED 4.17% from December 2008.
