As of June 30th, in the Santa Clara County the inventory for active listings of single family homes was 2814 and condo/townhomes is 964. Totaling 3778 for both. The number of listings dropped by almost 50% from last year at this time! The number of homes and townhome/condos that went into contract over the last 30 days was 1984. Pending sales right now compared to a year ago are up about 10%. The number of closed sales in June was 1512 (1445 being homes and 539 being condo/townhomes). This number is up 30% over last year.

Buyers are back to the market. First time buyers and investors are coming out to take advantage of the good interest rates. First time buyers can also get an $8,000 tax credit but there is a deadline for this! Buyers are finding some great properties at great prices. Now as a result of the new first time buyers to the market, the move up market (repeat buyers) is starting to move as well.
