As of November 6, 2009 an encouraging 40% of available listings in the beautiful wine country town of Sonoma are in escrow.

For the month of October 2009 33 homes sold for an average final selling price of $465,276.

The average original asking price of these homes was $523,709.

The range of final selling prices was from a low of $176,000 to a high of $1,200,000.

Of the 33 homes that sold 1 sold at the original asking price and 10 sold over their original asking price. All other sold for less.

14 of the 33 homes were distress sales.

It took these homes an average of 134 days to sell.

Location Characteristics: Overview

The City of Sonoma is a small, historic community of some 9,500 residents. Located in the heart of the Wine Country, Sonoma is ringed with world-class wineries and scenic vineyards. The town offers an unmatched quality of life, combining the pace and friendliness of small town living with cultural and recreational opportunities normally associated with much larger communities. The mainstays of the local economy are agriculture, tourism, and public services. Sonoma serves as the economic hub of Sonoma Valley, which has approximately 39,000 residents.

History

The Mission San Francisco de Solano was established in 1823. The pueblo (or town) of Sonoma was first recognized in 1835. On June 14, 1846, Sonoma was declared the capital of the "Bear Flag Republic" in a revolt against Mexico's control of California. The town's status as the nominal capital of California lasted 25 days, ending with California's annexation by the United States. Sonoma was incorporated as a city (for the second time) in 1881.

Location: Southeastern Sonoma County in the San Francisco Bay area on State Route 12. Sonoma is about 50 miles northeast of San Francisco and 20 miles southeast of Santa Rosa.
