We are experiencing what I call the "mushroom effect" in Beaver Creek. The supply of homes listed at $5million + continues to grow with little demand. As the prices of the higher-end homes continues to decline, this puts increased pressure on the moderate and lower-priced listings. Supply is steadily increasing although I expect a decrease as the winter rental season approaches as is customary for a resort area. Until some of the supply is absorbed, prices will continue to fall.
