Denver homes that are priced right are selling in less than 99 days on market. There are 15,000 residential homes and 4600 condos on the market. 19,600 total. In Denver concessions are being given to buyers in this competitive market. Whether upsizing or downsizing it can be good for buyers right now because they will be able to negotiate on price and ask for down payment assistance or closing costs to be paid by sellers if needed. It is still a Buyers Market in the Denver Metro Area with the large inventory to choose from. We are seeing alot of relocations, investors and people taking advatage of bank owned and HUD homes deals. SOME GOOD NEWS! Sales are actually up 12% compared to last year and inventory is down from 25,000 to 19,600 which should lead to some stability in our market. Average price however is down 13%.
