As simple as it may seem, I use a very large lower-end condo complex in the area to guage the market as the units are homogenous and there is always plenty of supply. Prices are down 30%+ and still trending downward as evidenced by recent additional foreclosure listings. Lenders are still being stingy and supply continues to grow. Buyers are having a field day here.
