April 2012 had 28 single family closed transactions. This is up 75% from April 2011. This is the highest unit sales have been since 30 in September, 2011. Inventory of 236 in April was up 7.8% from 219 in March and up 32.7% from 183 in April of 2011. New listings of 59 in April were down substanially from 76 in March and down slightly from 62 in April of 2011. Months of supply of 10.3 in April was up slightly from 10 in March but way up from 7.2 in April of 2011. Days on market of 69 in
April was down moderately from 73 in March and down substantially from 97 in April of 2011. The median sales price in April of $379,250 is up 13.4% from $334,500 in April 2011. Average price per square foot was $165.

Location Characteristics: Originally established in 1693,Glastonbury was a shipbuilding and milling town. With a blend of neighborhoods and small commercial establishments, the Hartford suburb retains a rural and colonial environment. The stunning homes include some of the most remarkable examples of architecture in New England. In Connecticut, Glastonbury has the highest number of pre-Revolutionary homes. Its pre-Revolutionary gems are complemented with a variety of well-preserved federal and colonial styles and newer homes, condominiums and small apartments.

Protecting thickly wooded lots and farmland is important to the town, and as a result Glastonbury has purchased hundreds of acres of open space. The Meshomasic State Forest, Cotton Hollow Preserve and the Connecticut River maintain habitats for many New England animal and plant species.

Town parks, playground and baseball diamonds offer individual and team sports, including tennis, swimming, ice-skating and golf. Hiking trails and horseback riding along with camping facilities is available in Gay City State Park. The center of town has a real New England feel and is home to great shopping and dining options.
