North Bethany consists of gated communities featuring upscale single family homes. While it's still a buyer's market, the sellers play a key role in the North Bethany marketplace.
Well, 2011 is behind us and we're looking forward to an active, appreciating (albeit it slowly) marketplace. Year-end statistics were encouraging . . . 2010 saw 9 homes sell with final sales prices ranging from $1,010,000 to $3,500,000. While 2011 concluded the year with 14 sales ranging from $1,000,000 to $5,150,000. You can draw your own conclusions, but I'm viewing these statistics as a positive change.
The first quarter of 2012 has shown an increase in activity and consumer confidence with 4 properties under contract.
So don't let the doom and gloom media discourage you. The general public tends to view the real estate market as a whole. But not all markets perform the same - real estate is local. And vacation properties are a whole different category.
