New beach front condos are still drawing attention. Many beaches are reaching total build out & new height restrictions (45' Lauderdale by the Sea, 65' Hollywood Beach) mean only a few good development sites remain.

What does this mean? Beach area real estate is anticipated to hold value, we can't make any more of it

New oceanfront construction like the Oriana & Villas by the Sea offer upscale, highend living, but not in a highrise. Low rise keeps the small town atmosphere. Height restrictions keep the skyline low and no condo canyons will every develop here.

There's plenty of resales offering more affordable properties on the same strip of sand. Many sellers are now motivated...looking is free and you may find what was out of reach in years past is now well within your means.

Surrounded by Ft Lauderdale & Pompano Beach, these 3 combined areas offer the widest selection of housing types with all the bells & whistles you could want. So many choices in all prices range, it's a good time to test the water.

Fort Lauderdale Airport is 20 minutes away and Miami or West Palm about 1+/- hour depending on the time of day you travel.

Strolls will allow you to shop and enjoy several sidewalk cafes for dining. There's so much to see & do, you'll surely find a favorite spot to call you own. Serious boaters will find the quick ocean access to their liking from homes with dockage as well as the nearby marinas.

Real Estate Sales Statistics show some homes sold within 45-60 days, most are taking 60 days or longer. However a prime area with proper pricing is still bringing good results to sellers aware of today's market changes. Condos, townhomes & villas are going under contract in similar fashion, once more the hot areas are demanding higher prices with less days on the market.

More people & businesses are relocating to Florida than are leaving...why? No income taxes, no inheritance tax and great weather year round.
