Welcome to New Smyrna Beach Florida. Residential prices continued to decline in 2011, but by a much smaller margin than in 2010 and 2009. In addition properly priced properties are selling quickly. The key to successful selling in 2012 will be to price it right and take care of preventative maintenance upfront. It is still a buyers market, but we antincipate a move toward neutral in 2012. One our sales this month included a 4000 square foot direct ICW frontage home in Venezia, priced at $800,000. Several years ago this price would be less then land value for this property. Currently we have two very attractive opportunities on canal front homes with more properties coming on the market soon. If your preference is a new build there are two exceptional deep-water home-sites with dockage currently available in Venezia that are very attractively priced.
