Sarasota County experienced 1098 sales in March. Distressed properties (bank-owned or short sales) made up 31% of total sales and cash sales are at 66% of all sales in the county. The highests price home sold in March was $7,100,000, the lowest price was $4,000 and the median price was $158,285. There are 5604 active listings and 2693 pending contracts. Although the 30 year fixed-rate mortgage is at an historic low of less than 4%, financing has been difficult to obtain due to the stricter underwriting guidelines.
