As an active member for both multiple listing services in Atlanta, GA., the opportunities for buyers and sellers in the Northeast area of Atlanta are definitely there. The residential home market for the Northeast area of Atlanta has become a buyer's market on resale homes. Prices have softened from 12 months ago, and buyers can find more flexibility in the seller's terms.

Sellers usually receive approximately 97% of asking price to full asking price depending on the condition of the home and the costs asked for from the buyer. The amount of time a resale home is on the market depends on the area, the condition of the home, and the asking price. Values under the $200,000 range are moving the fastest, with slightly more time added as the value increases. For the Northeast area, the approximate time on the market is eight months for an offer and five nine to close. The resale homes in good to excellent condition that will compete with the new construction still sell well.

Bank financing for fixed reate loans is tight. Buyers with less that a 640 credit score will find loans hard to get and buyers up to 740 will fall into the risk based lending charges, making the loan rate higher. Excellent credit buyers are still sought after by the larger national based lenders. Overall, the lending market is very tight.
