Believe it or not....Homes are SELLING in CUMMING!
To give you a frame of reference, as of April 14, there are 43,777 single family homes available in the entire Atlanta metro area including homes for Sale in CUMMING. We are seeing the bottom and beginning to see the turn around! Why do I say that? Because there are only 43,000 homes on the market. Typically by April, we are up to 60,000 homes or more on the market. For cryin' out load on December 1st, there were 51,996 single family homes available in the entire Atlanta metro area including Cumming. With fewer homes on the market, we are entering a "supply and demand" problem!
Here are the latest statistics for Cumming:
Currently there are 926 single family homes for Sale in Cumming (up from 885 a few weeks ago). Homes currently range in price from $19,000 for a home in Evergreen Valley to $2.695 million for one of Lanier's best views. The master gardner design landscaping with koi pond, waterfall, freeform hot tub and gazebo with full kitchen. Full covered verandas and outdoor fireplaces for true lake living and enjoyment. There's also a full guest house with granite and custom features. The main home offers 6 bedrooms and 5 full and 1 half bathroom. It's a must see to be believed!
There are ONLY 40 single family homes UNDER $100,000 in Cumming.
Likewise, there are 418 single family homes PENDING SALE in Cumming today.
Since January 1st, 355 single family homes have been SOLD and closed in Cumming. Of the 355 total homes closed, 181 were closed between February 20th and March 30th
During 2011, from January 1st - December 31st, 2011, there were 1,879 single family homes SOLD in Cumming!
Looks like Cumming had a very healthy year in terms of SOLD REAL ESTATE in 2011. All indications are that the cycle will improve and continue in 2012!
