What's happening with the Maui real estate market? Not much. Prices appear to have stopped going down but neither is there an upward trend. It's always difficult to draw conclusions about Maui because of small number of items being sold. There has been only 287 single family homes sold this year through April according to the latest statistics released by the Realtor association of Maui. That compares to 291 for the same period last year. The medium sales price is about the same as last year. There have been 432 condos sell versus 430 for a year ago. The medium sales price is up by 9% to %350,000. See what I mean it's a boring market. When will it get exciting again? It will happen when the short sales and the bank sales stop. That appears to be a year or two away. But with low interest and low prices it is definitely the time to buy. Don't wait or you may miss the best buyers market ever in Maui.
Central Maui remains the most active market with about 25% of all residential sales occurring there. The medium sales price in Central Maui is $367,000 for this year so far. Condo sales have slowed up with only 38 units selling through April at a medium price of $160,000.

Location Characteristics: Wailuku is in Central Maui and is the government center for the island. It has about 15,000 residents. It's sister city is Kahului just east of Wailuku. With Kahului there are over 42,000 residents in the central area. It is the home of Delmore Realty with over 20 years at the same location.
