We do have a strong buyers market. In Kapalua we are seeing many cash, and value shoppers. I have had buyers make many offers until we find a motivated seller. We are still seeing new "lows" in sales prices. Our high end over $3 million is slow. We are mostly a second or third home market, which is discretionary income, which is slow to come back. There are great values right now, some short sales and foreclosures.
