Year end 2011 shows a 5% decrease compare to last year in the number of NEW listings at 448 average homes. In 2010, we averaged 271/mo active homes on the market; however, in 2011 we averaged 270/mo. That is only a 1% increase in our inventory. Now is a great time to buy a home with many motivated sellers out there. Our market did turn in September of 2007 & sales have not been the same since then. However, in comparison to other areas of the country we are holding good & home prices are still appreciating ever so slightly just not at the pace people became accustomed to in the past years. Despite all the national media talk, our market is still more balanced than most with a slight advantage for buyers. Days on market decreased by 12% and the average sales price in our market decreased by 8%. One interesting statistic to me is the number of price changes. In 2009, there were 381 price changes. Rigby is centrally located with Idaho Falls approximately 15 minutes South and Rexburg 15 minutes North.
