The pricing correction across the region has been going on for more than a year, creating a very good buyer's market. There are 30 homes on the market at an average price of $423,000 and the days on market is 165.

There were 21 homes sold within the last 6 months at an average sale price of $370,000. The days on the market are 140 up from 131 in March. The inventory of homes in Boylston today will provide an 9-month supply, while a normal market is between 6 and 7 months. Buyers have an excellent opportunity to find a good home at a reasonable price, while interest rates continue to be very reasonable. The $8,000 tax credit will also help first time home buyers take advantage of a wonderful buying opportunity.

BOYLSTON is a small, rural community in Central Massachusetts. Settled in 1722 along the Nashua River and incorporated in 1786, the town remained an agricultural community until the mid 1950's. Originally settled by English and Scots-Irish families, it has become home to diverse ethnic and racial inhabitants.

The natural beauty of Boylston is everywhere: the peaceful waters of the Wachusett Reservoir with its treasure of flora and fauna; the Town Common dominated by a typical New England church and well kept 18th and 19th century homes. The land is crisscrossed by numerous streams, fields of wild flowers, and stands of stately trees.

The town is proud of its history. It is the site of the home of the greatest temperance orator of the 19th century, John B. Gough. Boylston is now a haven for commuters who leave the cities where they labor and find peace and solace in a town that has retained much of its rural atmosphere.

Boylston joins Berlin to support the Tahanto Regional School system and the town offers a great many opportunities for sports and community activities. The population for Boylston is 4,000 people, and they truly enjoy the small town flavor of the community.
