Market Conditions for Sudbury, Massachusetts

Yes, there is a spring market in Sudbury MA! Recent activity shows there are 24 single-family homes with accepted offers and 20 with sales pending. Closed sales for April and May are also up; as are median and averages sale prices. Although overall inventory is up from last year at this time, a closer look shows that the number of homes for sale in Sudbury compared with one year ago varies by price-range and in most ranges there are fewer choices.

Current prices for single-family houses in Sudbury range from $269,900 to $3,700,000. The median list price is $875,000 up from $834,500 last year on this day; the list average price is $879,900 up from $839,000 last year. Three bedroom homes start at $269,900 and four bedroom homes start at $449,000; and there are 20 single family homes listed between $350,000 and $449,000.

There were 21 closed sales during April and May; up from 15 for the same period in 2008. Median and average sale prices were up from last year: the median sale price was $646,000; the average was $826,086. Last year the median for April and May was $590,000; the average was $621,000. Note that the average sale price is so much higher because there was one sale for $3,010,000. The median price is a more accurate indicator of the market in Sudbury. Of course, every house does not increase in value by the same amount; that is determined by location, condition, and size.

While the Sudbury market is definitely doing better, during the past three months there were 14 homes that were on the market for an average of 307 days that did not sell; and there 92 price reductions on 72 properties. The average reduction was -5.84 percent. In any market, correct pricing is the most important factor in marketing a property to the appropriate target market. All the pretty pictures in the world will not attract buyers if the home is priced incorrectly.
