After a late start, the spring market in Sudbury MA is busy - there have even some properties that have had multiple offers during the past couple of weeks. Of the 136 active listings 24 already have accepted offers waiting for contingencies to clear, so really there are only 112 that are fully available. Average time on the market for current listings is 148 days - the same as for last year at this time. There are also 24 single-family homes with sales pending.

List prices in Sudbury range from $225,000 to $2,950,000. The median list price for a single-family home in Sudbury is $829,950 up from $662,500 on 5/17/07 and the average is $980,306 up from $817,295 last year at this time. The median list price for the 24 homes with sales pending is $747,000 and the average is $864,263 - final sale prices for these homes will be available as they close in the next month or two.

The number of closed sales during the month of April was down from April 2007, however, median and average sale prices were up slightly. When looking at closed sales it is important to keep in mind that standard closing times is in the 60 day range so the actual buying decisions for these homes were made in February or March when the market was still slow. The whole economy was different when these decisions were made.

So, while recent selling data are interesting, those houses aren't available anymore and buyers and sellers need to understand what's going on now. Buyers who want to be home owners in Sudbury are understanding that now is the time.

Sellers also have a better understanding of market dynamics and those who are positioning their properties to be attractive in this market are having success. Just as all real estate is local, pricing is based on the location, condition, and size of each individual home and every property does not appreciate at exactly the same rate.
