The housing price correction has affected Central Massachusetts, and Westminster is no exception. There are 64 homes on the market at an average price of $363,000. The days on market for active listings was 269.

There have been 29 homes that have sold within the last 6 months at an average sales price of $255,000 and the days on market were 193.

In March the absorption rate was one year and it is now up to 13 months. A normal market is between 6 and 7 months.

This makes an excellent opportunity for buyers to find a great selection of homes to look at and competitive pricing as well. The interest rates are excellent and there are many special opportunities and rates for qualified buyers. The federal tax credit of $8,000 may apply if buyers purchase before the end of 2009.
