Sales are starting out slow for the spring market. Since Monticello is situated along Interstate 94, in the outer Twin Cities Metro area, it continues to see growth as businesses continue to expand and grow into the area. In April, 9 single family homes in the Monticello School District sold from the MLS, as opposed to 19 during the same time period in 2011. The average price was at $181,000, up from $118,000 last year at this time, with the price per square foot at $96—up from $67 last April. What does this all mean? Prices have been staying about the same recently. Prices on starter homes are consistently down from over 40% from its peak six years ago, so it's a great time for buyers to take advantage—particularly now that there are many foreclosures available.
