This report is for single family homes (not mobile or condo homes) sold through the Realtors MLS System. Private sales have not been tracked. For this year through September, there have been 56 sales down about 6.5% for the same period in 2007. The average price has also fallen about 24% as well. There are still a lot of foreclosures which is expected to continue well into next year. Currently of the 146 single family homes on the market in Berlin, only 16 are sale pending ,almost 11% of those on the market, which is an improvement over last month, but is still showing Berlin to be in a buyers' market.
