This report is for single family homes (not mobile or condo homes) sold through the Realtors MLS System. Private sales have not been tracked. Currently of the 132 single family homes on the market in Berlin, 14 are sale pending, about 10.6% of those on the market, still showing a buyer's market. I am very encouraged by these numbers. While the average price is down about 9% from last year's average price, it is a great improvement over the loss last year of almost 30% from the previous year. The sale pending numbers are encouraging as well. While not great - since they still show we are in a buyer's market in Berlin - but indicate there is a slow return toward a normal market, in my opinion.
